When you are ready for a new furnace you should consider which unit would give you the best AFUE (Annual Fuel Utilization Efficiency). AFUE is a measure for how efficient your furnace is at converting fuel to heat. The more efficient your furnace, the more heat you will get per unit of fuel.
There are different types of furnaces to consider when looking into high efficiency furnaces. More commonly used now are the variable speed 2-stage furnaces and modulating variable speed 2-stage furnaces.
Variable speed furnaces have a variable speed fan motor that is designed to keep your home at a constant comfortable temperature. These furnaces utilize the variable speed fan motor to move air at different rates to precisely control the flow of heated air throughout your home. Variable speed furnaces also are less noisy than older one speed motors as the fan slowly ramps up to speed so there isn’t a sudden “kicking on” sound, or sudden blast of air when it starts.
An even higher efficient furnace type is the modulating variable speed 2-stage furnace. These furnaces start with the gas valve open at 100% and the fan blower at 0% speed. As the blower fan increases in speed, the valve reduces the amount of gas flow to the burners. The furnace then automatically adjusts and modulates the gas flow with fan speed to keep the temperature steady.

Lack of Maintenance
It’s important to have your furnace cleaned and maintained regularly to avoid costly breakdowns and dangers that could arise due to clogged filters, leaking gas, or just being without heat in the middle of winter when it s below freezing.

Furnace filters should be checked monthly and changed if they look dirty, but at a minimum changed every 3 months according to Energy Star, a U.S. Environment Protection Agency. Filters protect the furnace by preventing particles from entering the furnace and then circulating throughout your home. Dirty filters are one of the main causes for furnace break downs. A dirty filter can prevent air from entering the furnace and cause it to overheat. Reduced air flow can also cause the furnace to work harder and cause your energy bill to increase. Pilot Control or Electric Ignition Problems
The burner in a gas furnace is lit by either a standing pilot (a small constantly burning gas flame) or by an electronic ignition. Either way, if the burner does not light then the furnace will not work. Gas and fire makes for an explosive combination if not handled properly. Furnace Not Heating At All
There are many reasons that a furnace may not be heating at all. This could be due to a faulty pilot, a problem with a thermostat setting, its power, or problem with the gas.
Furnace Not Heating Enough
A common problem with furnaces not producing enough heat is the result of a clogged or dirty filter. Another problem could be that the furnace is not sufficient for the size of the home or office space.
Furnace Turning On and Off Constantly
If your furnace is cycling on and off constantly this could be a sign of a dirty filter that is preventing air flow, an incorrect thermostat setting, and possibly poor insulation of the home.
Continually Running Blower
If you find that the furnace’s blower won’t shut off and is constantly running you may want to check your thermostat and verify that the “manual FAN ON” switch is not active. Also check that the thermostat FAN switch is set to AUTO and not ON. Another possibility is that there is a problem with the limiter switch which may need to be replaced by an expert technician.
Any ratteling, squeking, rumbling, or strange noises is a sign that your furnace needs attention. These sounds could suggest a mechanical problem, airflow issues, or problem with a burner. These issues are best left to an expert to address.

Why have your furnace cleaned?
The biggest reason for having furnaces properly maintained is to reduce repair costs, prevent from having to replace your furnace, and to keep you and your family safe this winter.
According to Angie’s List, “HVAC experts say an annual furnace inspection and service will prolong the life of the system, save energy and decrease health risks. “The manufacturers that built them all agree on this; you should get it serviced once [a year] for heating and once for cooling,” says Paul Mills, owner of Air Experts Heating & Cooling in Raleigh, North Carolina.” Tuning it up and checking it out is definitely recommended. Much like a car, if you ignore it, a lot more things break. You [will] extend the life of it and help prevent major breakdowns.”” Furthermore, “Some HVAC experts say up to 75 percent of no-heat calls in the winter are related to a lack of maintenance.
